The Right Time To Sell

If you're not a real estate agent who has assisted hundreds of clients sell their Penetanguishene real estate, you might not know when the best time to sell your home is. Obviously you'd like to get the sale wrapped up so you can buy and move into your new home as soon as possible, but would it get you a better price to wait a few months? How is the real estate market influenced by the seasons, anyway? You could take a real estate course to find out, or you could read our article on the right time to sell your Burnaby home.

Spring

Traditionally, spring is when the most sales happen. This is true of houses for sale in Windsor, condos for sale in Burnaby, and living space anywhere with four distinct seasons. People have a clearing out and turning over a new leaf mentality in the spring, plus the fact that they've just gotten their taxes back doesn't hurt. Flowers are out, the snow is gone, and people are feeling hopeful. Plus, if you look for a home in the spring, you can do the actual moving during the summer when the kids are on their school break.

Summer

In the summer, sales are still fairly strong, both because people tend to be more available and willing to go outdoors when the weather is nice and because if they get the paperwork through fast enough there'll still be time to move from King West Condos to Burnaby before school starts again. Avoid listing in August, however, as it's the month most people tend to eschew work in favor of beaches and vacations, plus no one wants to move house while they're trying to get their kids ready to start school.

Fall

Sales pick up a bit in the fall once the back to school rush is out of the way. Fall is generally clear and cool, with the added bonus of brilliantly colored leaves that give yards an added appeal. Obviously this isn't so much of an issue with a downtown Toronto condominium but a Burnaby house can be greatly enhanced by fall color. List early though, because once the holiday season of Halloween, Thanksgiving, and Christmas starts up, people won't want to add house hunting to their list of chores.

Winter

Oddly enough, winter is another great season for sales. In January, once Christmas and New Year's are out of the way, people start thinking about the future again and have time to look for a new place. People with Brampton homes for sale will find their yards buried under snow, but here in Burnaby things should be green (if a bit wet.) From January onward, sales figures increase steadily until spring - the mega season - comes around again.
